School District — The metro has multiple independent districts. Boundaries don’t follow city limits. Brandon Valley is #1 (4.4★). Harrisburg is fastest-growing (4.1★). Sioux Falls SD is the largest (25,216 students, A-). Bryan verifies the district for every address.

Commute — Average: 18 minutes (national avg: 27). McKennan Park is 5-10 min to downtown. Harrisburg/Tea/Brandon add 15-20 min. Remote workers find the outer communities significantly more attractive.

Price Range — Metro median is $335K, but neighborhoods range from $150K condos downtown to $600K+ new builds in Harrisburg. Know your pre-approved budget before evaluating areas.

Harrisburg — Fastest-Growing, Top Schools, New Construction

The fastest-growing community in South Dakota. Families move here specifically for the Harrisburg School District — new facilities, manageable class sizes, strong extracurriculars. Housing is predominantly new construction with active development across multiple subdivisions.

West Sioux Falls — Established, Convenient, Freeway Access

The most established mature suburban quadrant. Anchored by the Empire Mall corridor along 41st Street with excellent I-29/I-90 interchange access. Homes from the 1970s-2000s with larger lots and bigger garages than newer builds at this price.

Northeast Sioux Falls / Morningside — Affordable Entry Point

The most affordable entry point within city limits. Older stock (1950s-1970s), range of conditions. For first-time buyers, investors, or anyone who wants maximum square footage for the dollar.
