What the Sioux Falls Home Map Shows You

The Sioux Falls Home Map is a neighborhood intelligence tool for the 605 area — median sold prices, appreciation since 2014, and area-by-area comparisons across the neighborhoods buyers and sellers actually search. Use it to understand what’s happening in a specific area before you buy, sell, or list.

Median sold prices are pulled from RASE MLS sold market reports, not automated estimates. Every zone on the map reflects closed transactions, which is the only number that tells you what buyers actually paid.

Want the numbers interpreted for your specific home or target neighborhood? That’s what Bryan does — a local read on the data, not an algorithm’s guess. Get a free, data-backed home valuation.

How to Read the Sioux Falls Home Values Map

Each shaded zone on the map is an official RASE MLS area. The figure attached to it is the median sold price — the midpoint of what buyers actually closed on in that area. Not asking prices, not an automated estimate. Half the homes that sold went for more, half for less. Tap any zone to see its current median and how far it has moved since 2014.

What Sioux Falls Home Values Have Done Since 2014

Across the 74 mapped zones, the median of zone medians rose from $177,675 in 2014 to $360,250 in 2025 — roughly a doubling over eleven years. That metro-wide number hides how differently individual areas moved, which is the entire reason this map exists.

The largest percentage gains came from the lowest starting points. Lacey Park / North Cliff (57104) went from $64,800 to $222,000, a 243% increase. Granite Valley (57107) rose 181%. Falls Park West / North Minnesota (57104) rose 179%. Those are real gains — but a low starting price makes a large percentage easier to achieve. A $65,000 home tripling is a different event than a $300,000 home doing the same.

Higher-priced areas moved substantially too, in dollars if not in percentages. Prairie Hills / Auburn Hills (57108) climbed from $318,500 to $810,000. River Ridge / Spencer (57105) went from $261,750 to $710,312.

Appreciation was not universal, and it would be dishonest to imply otherwise. Pine Lake Hills (57110) currently sits at a median of $287,350 — below its 2014 median of $428,750. A single zone can swing year to year on a small number of transactions, so one figure is not a trend and it does not mean a given home there has lost value. But it is a real reminder that appreciation is not automatic anywhere, and that a metro-wide average is a poor substitute for looking at your specific area — in either direction.

The 2025 spread across the map runs from roughly $202,000 to over $1,077,000 depending on the zone. “The Sioux Falls market” is not one market, and pricing a home as though it were is how sellers leave money on the table or sit for months.

Why Median Sold Price Beats an Online Estimate

Automated valuation tools work from public records and broad averages. They cannot see condition, interior updates, lot position, or the fact that the home that sold two doors down had a finished basement and yours does not. Closed comparable sales are the only figures that reflect what a buyer was actually willing to pay in your area, in current conditions.

This map tells you what your area has been doing. It cannot tell you what your specific home is worth — that takes pulling comparable sales and adjusting for the property itself. Request a free home valuation and Bryan will run that analysis and send you the supporting comps, with no obligation.
